Post-Licensing Real Estate Training
The State of Alaska requires all new licensees to complete 30 hours of post-licensing real estate education within one-year of initial licensure. Northern Trust is proud to be one of the first real estate schools in Anchorage to offer this class.
Contracts & Agreements - 9 hours. Purchase and sales agreements, addendum and amendments, counteroffers, contingencies, multiple offers, back up offers, differences between residential, land and commercial transactions, and personal service agreements.
Property Management - 3 contact hours. Landlord tenant act, rental, lease, and occupancy of residential and commercial properties, associations, cooperatives, personal service agreements, management agreements and lease listing agreements, and security deposit statements.
License Law - 3 contact hours. Consumer pamphlet and waiver, ethics, surety fund, confidentiality, and conflict of interest.
Paperwork & Risk Management - 6 contact hours. Mandatory and area specific property disclosure, environmental issues, zoning, covenants, conditions and restrictions, title reports, resale certificates and public offering statements, home inspections and repair negotiations, surveys, and recordkeeping.
Evaluation & Pricing - 4 contact hours. Competitive market analysis and appraisals and showing property.
Financing & Closing - 5 contact hours. Importance and differences of pre-approval letters and pre-qualifications, good faith estimates and loan types, including Internet lending programs, review of settlement statements, security deposit transfers, rent pro-rations, seller net proceeds and variations in loan costs, the closing process, and good fund law.
Once you have completed the required education you MUST submit an Affidavit of Post-Licensing Education. This form is available on the Commission web site. If you do not complete the required hours within the 12 month period, your license will lapse!
Class size is limited. Registration must be completed to secure class availability. Tuition must be paid at the time of registration by Visa or MasterCard online or by check, cash, or credit card at Northern Trust Real Estate. There is a $25.00 NSF fee assessed for any checks returned for non-payment. To cancel, a student must notify Northern Trust Academy 48 hours prior to the start of the class. If a refund is requested, a $50.00 non-refundable cancellation fee will be charged. The refund will be made to the student within 15 days of the request. No refunds will be issued if Northern Trust Academy is not notified 48 hours prior to the start of the class. Students may reschedule to a different date within 6 months of the date of the enrolled class at no charge if notification is given to Northern Trust Academy before 48 hours prior to the start of the class in which they are enrolled. If a student reschedules after 48 hours prior to the start of the enrolled class, the student will be charged a $100 rescheduling fee. If the student does not complete the class within 6 months, the tuition is forfeited to Northern Trust Academy. Northern Trust Academy reserves the right to cancel the class if the number of students is less than our minimum requirement.
